The Property

The property is immersed in the beautiful vineyards of the Monferrato territory. The house is part of an agricultural firm with an a great production thanks to the availability of water from three wells. The harvesting can be done by machines making it efficient in terms of costs and time. This beautiful property is located in the municipality of Castelletto Molina, a cozy and typical old town.

The Country House

The main house consists of a building of about 100 square meters on one level with an adjacent garage and an adjacent structure distributed over three large levels in which it is possible to create an accommodation facility. A large warehouse used as a tool shed and a former barn complete the structure for a total of around 400 sq m.
The entire property is surrounded by a garden on which it is possible to build a swimming pool.

The Annexes

There are three proprietary wells that allow both the irrigation of the fields and personal needs. The vineyards are all currently productive and in excellent condition, with the possibility of expanding the property with the purchase of neighbouring land.

– Barbera d’Asti 3.390 sq m
– Dolcetto d’Asti doc 6.170 sq m

The Location

Castelletto Molina is surrounded by stunning green hills in the wonderful area that has become a UNESCO World Heritage for the beauty of its landscapes. The proximity to the Langhe territories, Nizza Monferrato and Acqui Terme is a valuable feature. The Langhe are famous all over the world for high quality wine production. Acqui Terme is one of the most prestigious and well-equipped spas in Piedmont and Nizza Monferrato with its amazing churches, architectural houses from the 1700 century and all necessary facilities nearby is an amazing town to have around the corner. With world famous hazelnuts and wine it is also a gastronomic city.

You will have only 1 hour and 30 drive to Turin airport and with the same distance going south you will reach the Mediterranean sea where you can enjoy the beaches in Liguria.
