Description

Unique property close to Lucca with pool and a beautiful olive garden in the charming village of Pescaglia

A family house completely renovated from 18th century includes a large stone house and three fully restored cottages

The location is at the top close to Lucca. The large property is located in a charming village. The property is from the 18th century and consists of a large stone house, three fully restored cottages, swimming pool and the plot with forest and olive terraces. The property is perfect as a family house or rental property. All four of the properties have many of their original features, including cotto tiles on the floors, exposed wooden beamed ceilings and the original fireplaces. The main house (240 square meters) The large main house was originally built in 1743 and was completely renovated in 2004. Previously, the house had no floors, doors or windows. As far as possible, the original beams were restored and the restoration work was completed with new chestnut beams and handmade terracotta tiles in the traditional way. A new, handmade wrought iron and throwing staircase was added. The work was completed with handmade, chestnut windows and doors. On the ground floor is the kitchen, dining room and utility room / shower. The large dining kitchen has SMEG appliances. The lower kitchen cabinets are dark gray and the upper cabinets are white, which complements the original stone walls. Large wrought iron and glass doors lead out to the rear terraces and provide light into the kitchen. The dining room has a high ceiling with chestnut beams. The atmosphere is created by the original stone walls and a large rock that is part of the foundation of the house. The large utility room has a shower, toilet and plenty of space for washing and dryers. An spiral staircase of iron and chestnut wood leads up to the first floor, which is currently utilized with three living rooms, giving ample space and an airy feel. Each of the rooms has ceiling with chestnut beams and original shelves built into the wall. The living room has a large, working fireplace and double doors leading out to the marble patio. The “Summer Room”, which is open to the stairs, has a beautiful view of the valley, which makes it light and airy in the summer. The “Winter Room” has another large fireplace and an iron wood stove. A door leads from this room to a small, raised terrace that provides a wonderful view of the valley. The stairs continue up to the second floor, which is currently furnished with two bedrooms and a large bathroom. The master bedroom is very large with double glazing and a lot of original beams. The guest bedroom also has double glazed windows and original beams. The large bathroom is designed to the highest standards. It is tiled in travertine stone and has a large shower, well over two meters high. There is also a tub with lion feet that is tactically placed against the window, providing a wonderful view up the valley from the bath. There is also a toilet and bidet from Pozzi Ginori. Under the house is a small laundry room for the use of the guests in the three cottages. Holiday home A (90 square meters) This is located on the opposite side of the marble courtyard in relation to the main house. On the ground floor, this traditional two-storey farmhouse has a large dining kitchen with a stone built into it and which forms the basis of the house. The cabinets are made of chestnut wood and marble countertops. The ceiling is original with chestnut beams and terracotta tiles. There is an original, working fireplace in the kitchen. On the ground floor there is also a bedroom and a bathroom. Up the wrought iron staircase, on the first floor, you will find a wide living room, a bedroom and a tub bathroom. There is currently a sofa bed in the first half of the living room. This area could easily be turned into a third bedroom with the addition of a simple partition. There is an open fireplace in the living room that is cozy in the fall and winter. The house overlooks the valley and has two private, exterior terraces. Holiday home B (60 square meters) The old barn, from 1743, is now a two-storey cottage. On the ground floor it has a beautiful living room with wood burning stove, kitchen and on the first floor a bedroom and a bathroom. The private outdoor terrace has beautiful views of the valley. The cottage is located about fifty meters from the other houses and overlooks – but is not overlooked by – the swimming pool. Holiday home C (60 square meters) It is the second of the smaller two-story cottages. It was originally the old bakery and still has the original full size pizza oven in the living room. Its living room and kitchen are on the top floor and have a bedroom and a shower room on the ground floor. The bedroom has double doors out to the private outside terrace which allows you to enjoy a comprehensive view of the valley from your bed. The house is shaded thanks to a large, productive fig tree. The swimming pool. The pool measures 8 X 4 meters and appears to hang over the trees and provides a wonderful view of the valley. The whole area was rebuilt in 2004 with the addition of the path with stone stairs, large courtyard with bricks and a wooden terrace. The property is located on the large plot where you will find a number of fruit and olive trees, the swimming pool, a number of outdoor eateries and relaxing areas. Services There are two gas tanks, one of 1,500 liters and the other of 1,000 liters.  These are filled twice a year. All buildings have independent central heating via gas. The main building is heated by a new Thermorossi stove (firewood). It is far more economical to heat such a large house in this way. The system can be switched to gas if necessary. Each of the houses has a new gas combination boiler. There is an annual service contract with a local, registered technician. The property has been run successfully for the last 15 years as a holiday rental complex, but will also be an excellent home with ample space for guests. It is not often that a property of this type and quality comes on the market and we would highly recommend seeing this one. This is an ideal place to relax in the Tuscan hills or to form a base for exploring the various sights of Tuscany. The property is ideally located for visiting Lucca, Pisa and Florence. There is also a restaurant within walking distance of the property.
