Castel Boglione, Piedmont
|4 Beds||3 Baths||1.000 Sq.m.||1 Garages|
On the way from Nizza Monferrato to Acqui Terme, famous for wines and spas, Castel Boglione offers an incredible taste of the typical Piedmontese countryside, with its beautiful hills enriched by nature, vineyards, old towns, and traditional country houses.
The land around Castel Boglione is particularly sought after for the cultivation of Barbera grapes used in the production of Nizza red wine.
This country house is a rarity in terms of structure because it has an L-shaped building that was usually only found in the valleys and not in more elevated positions like this one. The surface is also large at around 1000 sqm.
It originally belonged to a Jewish family of farmers that expanded it from a small stone house to the large property that it is today. It is still possible to see the stones of the older side in the kitchen walls.
In recent years it has been completely renovated in all its parts. In fact, more than 500 sqm over two floors are tastefully renovated as a residential part, while the remaining part has been renovated only structurally. The main works have been a new roof with antiseismic measures, the floor on one side of the upper floor, and domestic water, and electricity predisposition.
This allows for around 250 sqm of space left to create independent apartments or additional rooms, which could be ideal for those with a hospitality business in mind like a B&B or for rentals.
The heating system can either work with wood or pellets and the cost to heat the fully renovated part in the winter is 1000 € on average.
There is a front yard with an open garage that has space for two cars, and there is a closed garage with even more space on the left side of the house under the floor where it is possible to create new rooms.
A garden on the back completes the surrounding land which is approximately 1500 sqm. This area has been flattened to be able to create a swimming pool.
The property is surrounded by beautiful biological vineyards.
Past the beautiful restored yellow door at the entrance to the house and to the right, there is the main residential area composed of a living room, a kitchen, a dining room, a bathroom, and a technical room. It could be possible to create an opening towards the garden from the living room if you wanted to reach the swimming pool from there.
To the left of the entrance, there is a large dining room, currently used for wine tasting, with its own kitchen and bathroom.
From the living room, going up the stairs it is possible to reach the rooms on the first floor. There are two bedrooms, a bathroom, a closet room, and an office. All rooms are equipped with low electrical contacts so they could become bedrooms, and the bathroom has water pipes on both walls so by making the bedroom on the left and the office on the right a little smaller, it would be possible to split the current bathroom to make to of them.
From the entrance again, following the stairs to the front, you reach the other two bedrooms that were created for guests.
From all rooms on the first floor, you can enjoy a fantastic view, especially from the bedrooms where it is possible to wake up to a nature view of rare beauty.
This property would be ideal for those with large families or who would like to enjoy the Monferrato territory with a large group of friends. Alternatively, it would make a lot of sense to turn it into a hospitality business like a B&B or also to create revenue out of seasonal or weekly rentals.
