If you are looking for a unique property with character, then you can stop by this beautiful historical ex-monastery situated in the idyllic Italian town of Montelparo, Le Marche. Filled with a rich history that makes it one of the most special properties in the area, this fully and wonderfully restored property can be your second home in Italy. The main building was first restored in 1997, with great respect for the original structure, which was built entirely with sandstone, each single stone found along the fields was used to raise the building. This makes experts suppose that the original structure may date back at least to the 16th cent. Bricks were added during the restoration, as to improve the whole structure. The house was then modernized in 2012, the heating system was replaced and now ensures that the house is warm year round. The house measures 485 sq.m. ca. and it develops on 2 floors.
Ground floor is the convivial area and you will access the main entrance through a long, stone-built corridor with arches on both sides. On the right you step into the lovely dining room, characterized by an original stone tank, connected to the nearby grotto, it seems it could be the place where they pressed grapes, whose liquid flowed down to the grotto. Opposite the dining room, there’s a cosy sitting room, directly connected to the built-in kitchen. Arches and openings are from room to room. Every single stone and every single cotto tile have been cleaned and reused during the renovation works and his gives the whole house an authentic feeling. On this floor you can also find a guest bathroom, a double bedroom with en-suite bathroom, a useful laundry room and storage rooms. Still on the same floor, there is an area which could be fully independent thanks to a direct access from the garden composed of an open-plan kitchen/living room, a double bedroom and a bathroom. This spaceis separated from the main area by a door, which will give you two independent lodgings or a single home according to your needs.
The first floor is accessible via an internal staircase made of wood and iron and also via the typical external staircase that ends with a loggia. This is the sleeping area, but it has been rearranged to look almost like an independent part of the house, a number of steps lead you up and down, arches lead you through the various rooms. After the landing there is a delightful sitting room with an original fireplace. The rest of the space is occupied by a magnificent master bedroom with private bathroom and balcony with stunning views of the garden and the surrounding countryside. This bedroom is equipped with air-conditioned. On the opposite side there is another suite with private bathroom and sitting area. In the center a double bedroom with private bathroom. The main feature of this floor that immediately catches the eye are the double heights, that culminate in terracotta tiles and wooden beams, which give an airy and bright feeling to all rooms. The meticulous restoration of the time was intended to leave all the original architectural features unaltered, as well as most of the original materials. The ground floor was originally and typically used as stables and cellars and was lowered to make it suitable as a habitable area, but the stones were preserved. During the restoration they also took great care of the stability and structural strength of the building. Inside the structure, a metal mesh still connects all the floors and the roof. It seems that in ancient times the property housed a country side hermitage or a small monastery. As a matter of facts, the whole area was subject to the dominion of the Farfensi friars, who chose the nearby Santa Vittoria in Matenanoas their permanent site. The property includes a very useful garage of about 75 sq.m., suitable for 3 cars, which is partly used as a technical room and storage. It also houses the pellet storage for the heating system, all of which is automated. The construction of the garage created a parking area for 3/4 cars at the same level as the house, which is highly convenient for guests.
This amazing property sits in a 5.7 hectares of land, partly arranged as a private and mature garden. The 10 x 4m pool is located in a panoramic position, near a balustrade with breathtaking views, from which you can admire fiery sunsets. The swimming pool is heated with solar panels and it has a copper ionizing system. Beyond the swimming pool, there’s a lovely arch, now covered with vines. It seems it’s the old church of the monastery. During the restoration works, they found an old stone flooring, that converged to a circular shape, probably an old well. An ancient architrave was found nearby and now affixed to the wall next to the pool, the date 1581 is engraved on it, thus testifying the great historic value of the propert. The plot of land includes several olive trees, so you can produce your own organic olive oil. It is easy to take care of and its dimension will guarantee you full privacy. The location of this property is the ultimate example of tranquility, however close to services. The nearest place for everyday shopping or dining outside is Ponte Maglio, which is only 3.5 km away. Other beautiful town and natural location to visit are Montelparo, Montefalcone Appennino and of course the Sibillini Mountains Park. All within a few minutes’ drive. The coast is not too far away, only 30 minutes by car. This house is intended for lovers of beauty, history and architecture and it must be appreciated because it is as they built it hundreds of years ago-with its irregular stones, its steps, its small windows. The outdoor space, so well arranged, will allow you to spend moments of complete relaxation, taking a swim in the pool, or simply admiring the view with a glass of wine in your hand. This is the perfect location if you love silence, nature and walks in the open air.
