The Property
This property would be great for large families, those who like being in a quiet and private place to enjoy their holidays, and also those who would like to have some land to produce grapes.
The house has been very well kept over the years but there are plenty of renovation possibilities inside since there are 4 kitchens and 4 bathrooms on different floors.
Past the property entrance there is a driveway that leads to the courtyard in front of the house. It looks like a very large terrace from which one can enjoy the view over the hills.
The Ground Floor
Since it was initially thought as a home for more than one family there are a few entrances to the house, so on the Ground Floor from the front of the house there is the entrance to the old part. On the right there is a living room a while on the left there’s a kitchen with dining room and a bathroom.
On the right side of the building there are two garages and one of them is connected to the cellar, which can also be reached by an opening on the left. In the cellar there are two main rooms, one is used to make and store wine, the other is for machines. There is also a bathroom with shower.
The First Floor
On the right side of the building there is the entrance to the newer part with a living room, a bathroom and bedroom to the right and the kitchen to the left.
A corridor brings to the left side of the building where there are 2 bedrooms, another bathroom and on the right a large dining room with a large table and even a pizza oven! Next to this room there is a large kitchen with gas stove, a traditional wood stove, a fireplace with grill and a traditional Piemontese piece of furniture called “Erca” which is used by bakers to make all sorts of bread and pasta.
A door next to the pizza oven at the other end of the dining room leads to the heating system room and from here one can either reach the back of the house where the tractor is, or go up the the second floor.
The Second Floor
At the top of the stairs to the right there is the roof which has been kept very well and renovated over the years.
On the left side the floor has been renovated to have a separate environment with a small kitchen, a bathroom and a living room.
The Annexes
This property includes 2 Ha of land divided in 1 Ha of vineyard with independent access from the public road and the remaining 1 Ha is used for hazelnuts, fruit plants and wood.
The grape types that are cultivated are Moscato, Barbera and Dolcetto. The vineyard is currently rented out and the grapes being produced are sold to the local Cantina Sociale di Castel Boglione, a cooperative of farmers that produces great local wines, and that is easily reachable by car in 8 minutes.
There is a second building that is used as additional storage for all machines and products for the cultivations.
