Do you have more properties to suggest than those on your website?
Yes, we do. We don’t list all available properties on our website and can give you further suggestions that corresponds to your criteria. We also recommend that you check our website often, follow us on Facebook and sign up for our newsletter to be updated about new properties.
Do I have to be present for the signing of the contracts?
Yes and no, the first contract can be sent via e-mail and regular post but for the the final purchase contract you should be in Italy to sign.
Can you set up a bank account for me?
No, you must do that in person.
How do I get the Italian fiscal code that is necessary to be able to purchase a property in Italy?
You can get a fiscal code at the Italian Embassy or Consulate in your country, or you can apply for it in Italy at the Agenzia Entrate.
Can I get a mortgage in Italy?
Yes, and we will be happy to connect you with our partner bank.
Can you arrange building work and oversight of the work?
Yes, we can connect you with all professionals you might need and we can also oversee the work for a consultancy fee. Please contact us for further info regarding this.
If I buy a property with land or vineyards, can you arrange for a farmer to care of them?
Yes, no problem.
Can I get house insurance?
Yes, we will be happy to introduce you to our partnering insurance company.
If I buy a property that I want to let, can you arrange for someone to care for the garden, clean, etc?
Yes, no problem.
Is there a property tax?
Yes, it’s called L’IMU. It’s calculated on the tax value of the property.
What other yearly costs are there?
You pay for electricity, gas, rubbish collection and water. When you buy the property you need to get new contracts with the providers and they will charge you around 40 – 80 euros for the new contract.
